Covered-homes.com is a part of One of a Kind Travel registered at the Kloosterstraat 38 in Muiden, The Netherlands, under Dutch Chamber of Commerce no. 77856902. The office is located at theHUB, Carrer del Pedrer 4, 07819, Santa Gertrudis, Ibiza. These general terms and conditions apply to all services made available online, by e- mail or by phone. By making a reservation through our website, you acknowledge and agree that you have read, understood and consented to the general terms and conditions below as well as the Corona Cancellation Policy. These conditions may be modified from time to time without prior notice, the most recent and binding version can be found online: https://www.covered-homes.com/legal/terms-and-conditions. In case of any discrepancy between the Dutch, German, English and French terms and conditions, the Dutch version will be binding.

One of a Kind Travel is an intermediary and makes reservations for you with regard to accommodations and car rental. Your satisfaction is our priority! If anything is not to your satisfaction, we would be delighted to address it with you personally so as to come up with a proper solution.

SGR-guarantee

One of a Kind Travel is registered with SGR. The SGR-guarantee ensures that the client will be reimbursed for his prepaid travel money if the other party is unable to fulfill the agreed upon performance due to financial insolvency.

Scope of our service

Through this website (www.covered-homes.com), we (One of a Kind Travel, kvk 77856902) are offering an online platform where holiday property owners (accommodation providers) are able to put up their home for rent on a holiday basis and where you, as a site visitor, can make reservations. If you make a reservation through the website, you are entering into a (contractually binding) relationship with the accommodation provider whose property you are renting. We will only act as an intermediary between you and the accommodation provider. No contract shall therefore be formed between you and One of a Kind Travel with regard to the rental of the holiday property.

Please note that when you book a house via our website, you are bound by our terms and conditions, including our cancellation policy and other booking conditions as described on this page.

Our services may only be used for personal and non-commercial use. Therefore, it is not permitted to resell, screen (e.g. spider, scrape), reproduce, deep link, use, copy, show or download any (substantive) information, products or services whatsoever that are offered on our website for whatever commercial or competitive goal.

Payment

After you have completed our booking form, the holiday home will be reserved for you (upon the accommodation providers approval), and the documentation of your booking will be sent to you by e-mail. Please check that the booking is correct and that your name is spelt correctly. If anything is wrong, please let us know as soon as possible. After you have received our confirmation of the reservation, a down payment of 30% (in some cases 50%) of the total agreed price must be paid. This down payment needs to be transferred within 2 days after receiving this agreement. The rest of the outstanding amount (70%) needs to be paid 6 weeks prior to arrival. Bookings that take place before 6 weeks of arrival need to be paid in full, and need to be transferred within 48 hours to our bank account. When the sum is not paid in time, the client is in neglect: We then have the right to cancel the reservation.

The total price for which you have booked the house consists of the rental price and sometimes an extra administration fee.

Note: It is possible to pay with creditcard or via PayPal. If paid via one of these methods, we are obliged to add an extra 2,5% (creditcard) or 3,4% (Paypal) transaction fee to the rental price.

Tourist tax

The tourist tax is € 2,20 per person per day (16 years or older) and can be paid locally (if requested).

Caution deposit

The caution deposit needs to be paid in Euros per bank transfer prior to the day of arrival. The exact amount of the security deposit and the way of payment can be found in the payment order which you will receive when you book an accomodation with us. When paid per bank transfer, we will return the deposit (minus possible damage costs) per bank transfer within 1 week of departure. We can not be held liable for any exchange rate losses. When paid cash on the day of arrival it will be returned to you on the day of departure (minus possible damages). The entire deposit will be returned if the accommodation is in the same condition as when you arrived; i.e. no damage, no rubbish, the dishes done, left tidy. The keys need to be returned before 10.00 at the date of departure. Any charges incurred for the use of additional facilities and/or services booked may also be deducted.

Should any of the above appear to be defective, we may have to hold the security deposit a little longer until the exact cost of the damage has been determined. If the damage exceeds the amount of the security deposit, you will also be liable for the excess.

This provision is valid as a third-party clause for the benefit of the accommodation provider.

Liability One of a Kind Travel

When, due to unforeseen circumstances, One of a Kind Travel is forced to cancel a reservation on behalf of the accommodation provider, One of a Kind Travel will do their best to offer you a house with similar characteristics. If this is not possible or you do not accept the new house offered, you can dissolve the contract with the accommodation provider and One of a Kind Travel will refund the rent paid on behalf of the accommodation provider. The accommodation provider is solely responsible for any (further) damages in connection with the above.

As an intermediary, One of a Kind Travel does not accept any liability for damages or personal injury that occured during your stay. Also we accept no liability due to changed conditions in or around the house that we can’t be taken responsible for. This includes construction work and natural phenomena. The accommodation provider, as the other party to the rental agreement, bears sole responsibility for this. If you wish to hold the accommodation provider liable, we will provide you with the necessary contact details. We will do our best to mediate in such a situation.

All our houses are solely rented out for holiday purposes. Professional photography, parties or weddings in and around the house is only allowed after our explicit permission. Please contact One of a Kind Travel for more information.

Situations or circumstances arising out of or caused by, directly or indirectly, forces beyond One of a Kind Travel’s control, regardless of location, including, but not limited to, strikes, work interruptions, accidents, acts of war or terrorism, civil or military disturbances, nuclear or natural disasters or acts of God, and interruptions, loss or failure of utilities, communications or computer (software and hardware) services, shall not be considered as reasons for cancellation with refund or concession from One of a Kind Travel.

Arrival and Departure

The houses will be available after 4PM on the arrival day unless otherwise indicated in the description of the house on our website. Late check-ins or check-outs may be subject to a supplement.

When you arrive, we ask you to immediately check your accommodation; if there is any damage, please report this immediately to your contact person, otherwise we will charge you for the damage. Should any damage occur during your stay, please contact your contact person immediately so that she can check the damage and calculate the costs.

On the day of departure, you should leave your accommodation in the same state as you found it. The kitchen, dishes and barbecue, with all supplies must be clean and in their rightful place. There is no need to vacuum or polish, as the final cleaning is included in the price. However, everything should be put back as you found it on arrival. If this is not the case, we are obliged to charge a minimum of € 250 or more on behalf of the accommodation provider, the amount (your liability) depending on your accommodation and how it was left behind.

On the day of departure, you will have to check out before 10.00 a.m. and return the key to the housekeeper. Please adhere to these conditions, so that we can maintain a functioning system. In the event that you do not leave the house on time, we will withhold €50 from your deposit on behalf of the housekeeper for the first hour and €150 for every half hour thereafter.

This provision is valid as a third-party clause for the benefit of the accommodation provider.

Parties and noise disturbance

The production, performance or organization of private parties or social gatherings, which exceed the maximum number of persons who can stay in the house according to the rental licence, is prohibited. Organizing parties or social gatherings without our prior approval will mean that we withhold the full deposit on behalf of the accommodation provider. All complaints, fines, damages, payments and possible eviction of the house resulting from this are (in addition to the retention of the security deposit) at the expense of the tenant; for this neither we nor the accommodation provider are liable and you indemnify us and the accommodation provider against any damages and consequences resulting from the violation of this prohibition. This also applies to any form of noise disturbance. The house owner is entitled to deny further access to the villa. This provision applies as a third-party clause for the benefit of the accommodation provider.

Do not play music too loud during the day and no music after 10 p.m. in the evening and until 10 a.m. in the morning. It is not allowed to bring your own or any external music system. In case of complaints from neighbors, at least € 500 will be withheld for each incident.

Pets

It is not allowed to bring pets without permission. Bringing pets without prior approval will mean that we withhold the full deposit on behalf of the accommodation provider regardless of the length of stay. This provision applies as a third-party clause for the benefit of the accommodation provider.

Car Rental

Almost all our accommodations are situated in rural areas. To reach this location, transport is required. Taxi and public transport is most of the time not around and not very reliable. And the taxi is very limited, especially when it comes to the countryside and explaining the way by map. We recommend renting a car in advance from companies with local offices to avoid unpleasant problems. We have our own car rental partner and rates; if you are interested in this, please contact us or see our car rental page.

With our partner Isla Blanca you pay and sign the rental agreement when you pick up the car. We advise you to read it carefully to avoid surprises. With our partner Motoluis you pay in advance by credit card. A valid driving licence is of course obligatory.

If we reserve a car for you in a certain class, this does not imply a guarantee for a certain type, unless agreed otherwise. We are not liable for any damages from any cause whatsoever in connection with the rental of your car. This is something between you and the car hire company. We are an intermediary and only help you with the reservation of the car.

Bed linen and towels

Bed linen and towels are included in the rental price of the house. Beach towels and pool towels must be brought with you. In some cases, pool towels are included in the rental. Whether this is the case can be found on the relevant page of the house you have booked with us.

Baby cots and baby chairs

If you wish to hire these, please indicate this in advance when booking. The extra costs will be calculated in the total amount of the rent. If you rent baby beds you have to bring your own sheets. Costs for a baby bed are € 5,- per night and for a baby chair € 2,50 per night.

Garbage removal

It is mandatory to remove your garbage each day. You can find disposal bins on the main roads. Waste is separated: Green is for glass, blue for paper, yellow for plastic and aluminium, and grey for residual waste. Please take into account that many houses are situated in the countryside, and that if you leave garbage around the house, it will attract all kinds of wildlife. On the day of departure, please make sure that you do not leave any garbage behind, otherwise we have to charge you € €250,- on behalf of the accommodation provider.

Keys

In case you have lost the keys, we will charge you the costs for replacement on behalf of the accommodation provider. Please note that this sometimes can be expensive since we might need to change the locks, and print new keys and order new alarm sets.

Furniture and other properties

It is forbidden to remove furniture or change the way the furniture is placed. The tenant will accept the house as it is and the way the furniture is placed. Furniture is only allowed to be used for the purpose it was designed for. If furniture is missing or damaged, because of misuse, the repair or newly bought furniture needs to be paid by the tenant. This condition also applies to the upholstery, the wallpaper and the building in general. In case of damage, the value of the broken or cracked furniture, the cleaning costs for stained carpets, blankets, mattresses, bedding etc. must be paid by the tenant. The tenant shall use the furniture and other goods only in the rooms in which they are placed. It is forbidden to move them outside the rented premises. Blockages: The tenant shall not throw things into washbasins, bathtubs, bidets, showers, toilets, drains, etc. that could clog the pipes. Should this nevertheless be the case, the tenant will be responsible for the costs of removing these blockages. This provision is valid as a third-party clause for the benefit of the accommodation provider.

Capacity

Every house is designed for a maximum number of people. It is not allowed to have more people in the house than agreed upon, unless it has been discussed with us in the meantime and approved by us. The tenant is responsible for the amount of people in the house and children above 2 count as full tenants. In case you fail to do so, we have the right to take appropriate measures: evacuating the house, or an extra charge of min.€ € 150 per night per person depending on the rate of the house. This provision is valid as a third-party clause for the benefit of the accommodation provider.

Insurance

It is advisable to take out travel and cancellation insurance.

Cancellation

Every cancellation of a booking must be notified to us via email and will entail some costs. In case of a “no show” the costs will be 100% of the total rental amount. Furthermore the costs of a cancellation will be calculated as follows:

  • more than 42 days prior to arrival: 30% or 50% of the total rental costs. This differs per house. You can find the specific cancellation policy of the house you have booked with us on the webpage of this house under “Further information about this property” -> “Cancellation”.
  • between 42 and 28 days prior to arrival: 60% or 100% of the total rental costs, also depending on the specific cancellation policy of the house you have booked with us.
  • less than 28 days prior to arrival: 100% of the total rental costs.

It is not possible to change dates or exchange a house for another after the booking has been confirmed. The cancellation policy remains in effect.

Complaints

We find it extremely important that you have a good holiday and that the house meets your expectations. When you have the feeling something is not in order, please contact your local contact directly. Is the problem not solved correctly, please contact us (+44 20 3514 8361). We will do our best to mediate in order to resolve the complaint quickly and to everyone’s satisfaction. If you leave the house without our permission, all rights for compensation will cease to be valid. Please, if your complaint is not satisfactorily resolved, inform us on paper or email within 14 days of departure. We will do our best to mediate possible compensation, after we have assessed that this would be appropriate. When this is not done in the way as stated above, we can not take care of your complaint. The accommodation provider, as the opposite party to the tenancy agreement, bears the liability for any shortcomings in the house. If you wish to hold the accommodation provider liable, we will provide you with the necessary contact details after obtaining their consent.
